RESERVATIONS
Reservations must be made in advance. Payment in full is required at the time of reservation. We recommend that reservations are made at least two weeks in advance. 

MINIMUM AGE
All guests must be at least 21 years of age or be accompanied by at least one parent or guardian.

MINIMUM STAY REQUIREMENTS
Two night minimum stay required.  If guests request a Friday & Saturday two night stay or Saturday & Sunday two night stay weekend rates apply.

OCCUPANCY
Maximum occupancy per cabin is 2-4 people, rates are based on two person occupancy. 

VISITORS
NO overnight visitors allowed in our cabins, only paying guests listed on the rental agreement are permitted overnight.

PAYMENT
Payment in full is required at the time of reservation.
Taxes are 7% additional.
We accept VISA, MASTERCARD, DISCOVER and AMERICAN EXPRESS. Credit card only, NO cash or checks accepted for reservations.
Credit card must be in the same name as the person making the reservation.
It is our priority to protect your privacy, and every effort will be made for a secure transaction.Proof of identity (drivers license and credit card) will be required at check in.
If for any reason you must cancel your reservation, your credit card will be charged according to our cancellation policy.

A welcome letter with rental agreement and directions will be mailed to you after full payment is received.

CANCELLATION POLICY
CANCELLATIONS made 30 or more days prior to arrival will result in a full refund, less a $50.00 processing fee.
CANCELLATIONS made 3 or more weeks prior to arrival will result in a 90% refund.

CANCELLATIONS made 1-2 weeks prior to arrival will result in a 50% refund.

CANCELLATIONS/NO SHOWS made 3 or fewer days prior to arrival will result in NO REFUND.

ALL CANCELLATIONS MUST BE MADE IN WRITING. NO refunds due to an early departure.

CHECK IN
Check in is after 3:00 PM - If you will be arriving after 6:00 pm please call to make late arrival arrangements.
We do our best to make sure your cabin will be ready upon your arrival.
However there may be rare occasions when additional cleaning is required, or the hot tub may not be fully heated until later in the evening. There is NO refund in these situations.

CHECK OUT
Check out is by 11:00 AM.
We ask that guests please tidy up before checking out, wash all dishes, place towels and wash cloths in laundry baskets, remove sheets from bed and place in hamper, remove trash and place in outside trash container.

The keys may be left on the kitchen counter.

HOLIDAYS
Weekend rates apply to all holidays. Christmas Eve and New Year's Eve are charged weekend rates as well as Christmas Day, New Year's Day, Memorial Day, Fourth of July, Labor Day, and Thanksgiving Day. Night stays on the eve of major holidays are subject to weekend rates. 

SMOKING
Please do not smoke inside of the cabins.
Smoking is permitted on decks, porches and in the fire pit area. Ashtrays are provided for on the deck and porch. Smoking inside the cabins will result in a $500.00 cleaning charge. Kickin' Back Cabins reserves the right to charge your credit card for any evidence of smoking inside our cabins. 

NO PETS
We DO NOT allow pets.

HUNTING, WEAPONS, FIREWORKS
NO HUNTING is permitted on the property. No weapons or fireworks allowed.

WINTER WEATHER - Weather may be a factor during your stay, as we are open year round. We do have hills and winding terrain in the area, therefore we highly recommend 4x4 transportation during heavy snow months. NO refunds due to road conditions.

DAMAGES
All guests are responsible for any damages to the premises during their stay. Kickin' Back Cabins reserves the right to charge your credit card for any damages or excessive cleaning from your stay.
